Our offices are offsite in San Francisco, so we were not able to be nearby to keep close tabs on the project. Stephen made our team feel completely comfortable with our remote position by maintaining frequent, friendly contact and maintaining a first class job site. The existing tenant had only positive things to say about the conduct of Stephen and his crew, and the way in which they were able to minimize disruption and impact. Our project manager, Stephen, arranged for the fans, checked on the drying progress daily, and was always easy to reach. My big concern was replacing the wood floor, which had been discontinued. He brought in a flooring supplier who was able to match the floor, so the entire downstairs did not have to be replaced. He also arranged for his crews. We hired Optima Construction to help us get our house on the market to sell and do all those things we wish we would have done over the years. hey helped us pick out and replace the kitchen cabinet doors, fix drywall hole in the ceiling in garage, re-stucco the fence, and fix a crack in our chimney. They even went through the house and recommended taking down some old speaker attachments that honestly we lived with so long, I forgot they were there. It was nice to have a second set of eyes looking through the house to see what we needed to fix to increase the value of our house. All the staff who came out were extremely professional and respectful as we have three people working from home these days. My project involved converting a second floor office into a large and open bathroom with steam shower. Since I was doing several simultaneous projects in my newly purchased home, money was a concern. I obtained several estimates and decided on Optima Construction. Stephen Brown, the owner, was very transparent during the estimate process. He informed me of the challenges of the project and the disruption that could result if new sewer lines would have to be installed. His estimate was very competitive and I felt that he was very professional. Stephen provided me with written timelines and milestones. He also provided me with a reasonable timetable of payments. The project went pretty much as planned, with some minor and expected delays around Christmas and New Years. He pulled all the permits with the City and each of the 4 or 5 inspections went very well. I made several requests for alterations and additions to the project and Stephen was very receptive and accommodating to all of them. The final scope of the project included installation of sewage, plumbing, and electrical lines for a new second floor bath, shower, steam machine, aromatherapy unit, toilet with bidet, vanity, sink, shower installation, including floor to ceiling glass enclosure of 1/2 inch glass, and ceiling tiles in steam shower. Also, floor tiles, painting, very large mirror installation over vanity, network cable pulling and ring doorbell installation. He also replaced the old office shutter type door and moved the location of the bathroom entry and provided a new wooden door, which was professionally stained to match the other stained doors to the nearby rooms. Although the project was quite a disruption, due to the necessity to open up walls and jackhammer through concrete slab on the first floor to accommodate the new sewer lines, Stephen's crew were very respectful to my home and to my living space, since I continued to live in part of the home during the construction. In fact, I have nothing but the highest compliments for all of Stephen's subcontractors. All of them were very diligent in their work and cleaned up after themselves, often seeking my approval and feedback during the process. On New Year's Eve we returned from a holiday to discover that a ruptured sprinkler valve had flooded most of the 1st floor of our home. While most of our contents were spared, there was significant damage to the hardwood floors, ceiling, kitchen/bathroom cabinets and many walls due to the central location of the leak. The insurance adjuster referred us to 3 well-known contractor companies and Stephen Brown with Optima Construction. From the moment we talked with Stephen, we were impressed with the professionalism, communication and responsiveness of Optima Construction. Stephen immediately scheduled time to meet us at the house and had an initial scope/bid outlined before other contractors even returned our call. We preferred Stephen's hands-on approach and proactive introduction to other vendors such as a flooring expert. During the initial bid, we mentioned our intent to remodel one of the damaged bathrooms and Stephen asked if he could bid on this project to coincide with the same expected timeline of the water damage construction. This was also very appealing and Optima was ultimately selected to transform all three of our full baths in parallel with the water damage restoration. Optima Construction completed the project exactly to the day that had been forecasted; nearly every day there were crews onsite - rare for many contractors or projects this size. Stephen and Brandon co-led the project but also wore multiple hats (electrician, carpenter, etc.) and were frequently onsite confirming progress and adjusting schedules of the crews as needed. In addition to product vendors, extended Optima team included painters, carpenters, electricians, plumbers, tilers and HVAC and they were all professional, friendly and high-quality. We nearly always found Optima to be available to answer questions or respond with acknowledgement which is a critical success factor in this business. Optima construction came highly referred to me by my consultant at California Closets for a laundry area project in my garage. Stephen was very helpful during the process and to be fair even though we hit a couple bumps along the way he made sure I was happy with the final product. The box you see in the picture that the washer/dryer are on had to be rebuilt and he ate the cost! The sink installation was also a nightmare. I had hodgepodge plumbing behind the walls and he only charged me a couple hundred extra to fix it. I also made some decision changes during the project and he was always willing to accommodate and didn't make me feel like I shouldn't ask for something. I would highly recommend Stephen and his crew. He will go out of his way to make sure you get what you want and are happy. And I don't know too many contractors who will do that.
